A demanding function, a new outsourcing model
As short-term-rental portfolios grow, guest operations turn into a business function of their own. Guests expect answers around the clock, every property has its own details, and a single issue can involve the guest, a cleaner, a technician, and a decision about compensation. Keeping this running takes hiring, training, and constant oversight, and much of it lands on the operator's own time. Outsourcing offers a familiar answer: a specialist can share expertise, infrastructure, and coverage across many customers. But delivering consistently around each operator's own properties, policies, and local teams has been hard to do at scale.
xHeron is building a new model of AI-native outsourcing: taking responsibility for a defined business function, with AI at the core of its delivery. xHeron’s thesis is that AI can lower the effort required to maintain customer-specific context, make decisions, and coordinate work, allowing specialist expertise to scale without delivery costs rising in step with headcount. Operators can delegate an agreed guest-operations function while retaining their own policies, brand, and decision rights. xHeron takes responsibility for delivering guest operations, maintaining quality, and improving the function as execution is shared by people and AI.

Why guest operations is the proving ground
Guest operations are stress-tested when routine plans are interrupted or break down. A cleaning delay ahead of a same-day arrival requires intervention to establish the facts, coordinate the cleaner, update the guest, apply the operator’s compensation rules, and confirm resolution. xHeron’s internal analysis of more than 21,000 guest-operation cases highlights the complexity, context, coordination, and judgment these situations require. They show why responsibility extends beyond an individual message or task.
Every case xHeron handles adds to its operating expertise: how situations unfold, which decisions work, and when a person needs to step in. xHeron turns that experience into procedures and capabilities that guide its team today and support increasingly autonomous execution over time. Each operator's data stays isolated, and every case keeps a full history, so people and AI can see what has happened, what is allowed, and what still needs attention. Where work still needs a human, xHeron's team covers it, so quality holds throughout.

Traction built without outside capital
xHeron bootstrapped its way to a high six-figure ARR before raising its first round, with 115% net revenue retention. More than half of its customers have been acquired by referrals from existing operators.

What the funding accelerates
The new capital will help xHeron turn its existing operating expertise into repeatable, increasingly autonomous capabilities across guest communication and more complex guest-operation workstreams. The vision is for AI to take on a growing share of the decisions, coordination, and oversight in the entire short-term-rental value chain.
